As cities expand and land becomes scarce, the demand for additional Floor Space Index (FSI) is ever-increasing. Apart from base FSI and TDR, one of the most widely used options for developers is Premium FSI.

This blog will explain what Premium FSI is, when it can be used, how much it costs, and the process for acquiring it legally under the Unified Development Control and Promotion Regulations (UDCPR).

🧱 What is Premium FSI?

Premium FSI, also known as Paid FSI, is the additional floor space a developer can construct by paying a fee to the planning authority. This extra FSI is granted over and above the basic permissible FSI, and sometimes in combination with TDR.

It’s like buying permission to build extra floors or larger built-up areas, legally and officially.

The extent of Premium FSI depends on multiple factors:

  • Road width adjoining the plot

  • Local Authority regulations (NMC, PMC, CIDCO, etc.)

Example:

In residential areas, the Premium FSI charges may range from 20% to 40% of the RR rate per sqm of additional FSI.

For commercial, it may go higher, even up to 60% of RR.

Authorities also sometimes offer concession periods or schemes where Premium FSI is given at reduced charges for special housing types (e.g., rental housing, EWS).

📜 Procedure to Apply for Premium FSI

  1. FSI Calculation based on plot and road width

  2. Architect prepares building plans with proposed additional FSI

  3. Submit application to planning authority

  4. Payment of Premium Charges as per calculated area

  5. Commencement Certificate (CC) issued post approval

Ensure all documents including ownership proof, zone certificate, and architect’s FSI chart are ready.
